As in the rest of the country, land prices here in the Osa have risen
dramatically in the last few years, but generally much lower than prices
in the Northern coastal areas. A good indication that land values will
continue to go up here! Many properties are now considered to be overvalued
in the North. Size of smaller properties are generally described in terms
of square meters. Larger parcels and farms or fincas are described
in hectares (see formula below). As anywhere, beach front property is
by far the most expensive type of property and starts at $10 per square
meter for land in the upper gulf (less developed area) and goes as high
as $50 for land at the tip of the peninsula known as Matapalo. Price per
square meter also depends on how much land you are buying...the value
per square meter for a small lot is higher than for a large parcel...the
more you buy, the less the cost per square meter. Mountain property costs
much less than beach property. Values for mountain property run between.$2,000
and $4,000 per hectare (based on large tracts of land). Mountain property
with an ocean view is even higher. Another important factor affecting
value is the characteristics of the property such as road access, water
source, electricity, flat areas to build, existing improvements, etc.

Good drainage in the rainy season for septic etc.

Beach location or hillside where there is adequate
breeze.

Away from the manglars (mangrove swamps), wet lands
and protected areas.

Verifiable history of ownership and proper registration.
